Permit Reinstatements Signal Summer Construction Restart

Chicago contractors are rushing to reinstate expired permits as the prime construction season arrives, but time limits are getting stricter.

A permit reinstatement on Taylor Street this week highlights a growing challenge for Chicago contractors: expired permits now carry October 2026 deadlines, giving builders just five months to complete or request inspections.

The $562.50 reinstatement fee might seem small, but it signals bigger issues. Permits that lapse often indicate projects stalled by material delays, weather, or financing problems.

Here's what homeowners need to know about permit timelines:

**Work must begin within six months.** Chicago requires "substantial work" or an inspection request within 180 days of permit issuance. Foundation excavation, framing start, or electrical rough-in all qualify.

**Winter stops the clock — sometimes.** Cold weather can justify delays for exterior work, but interior projects have no seasonal excuse. Chicago's express permits now process same-day for smaller projects, reducing the excuse for late applications.

**Reinstatement costs add up quickly.** Beyond the base fee, you'll pay any unpaid permit balances plus potential re-inspection fees. The Taylor Street project now owes $562.50 on top of the original permit cost.

**Plan for inspection delays.** Chicago building inspectors are busiest June through September. Projects that restart in late May often face 2-3 week waits for inspections, eating into those October deadlines.

If you're sitting on an expired permit, contact your contractor immediately. The Chicago Building Department online portal shows permit status and expiration dates.

Starting over with a new permit often costs less than reinstatement fees plus rushed construction to meet shortened deadlines.
